Do you ever compete for my listings?+
Never. We don't have a sales division. When your client is ready to sell, you get the listing. Period.
How long do I receive ongoing commissions?+
As long as we manage the property. 1 year = 12 payments. 5 years = 60 payments.
What if the owner wants to sell later?+
You get the listing. We'll coordinate the transition.
Is there a contract or exclusivity requirement?+
No. Refer as many or as few as you like. No minimums, no exclusivity.
Do I need to be licensed?+
Yes. Referral fees are paid to WA-licensed real estate brokers and firms per RCW 18.85.
What's the minimum property value or rent?+
We manage properties renting from $1,500/month and up across our service areas.
Does the 30-day leasing guarantee affect my referral fee?+
No. Your $700 referral fee is paid when first rent is collected regardless of how long leasing takes. The 30-day guarantee is between PPM NW and the property owner — if we can't place a tenant in 30 days, the owner doesn't pay a leasing fee. Your referral commission is separate.
What about the 90-day satisfaction guarantee?+
If an owner is not satisfied within 90 days of the lease start, we refund their management fees in full. This excludes placement fees, vendor costs, and any reserves already incurred. Just provide written notice within the 90-day window.
